Tenant representation for New Jersey office and industrial users

A firm that represents you, and an advisor who knows exactly how your business operates.

You work with TILT, and we bring in the right advisor for you: a specialist with a track record in businesses like yours, chosen for what they know, not the firm they're with. Your advisor partners with us from the first conversation through the signed lease.

No cost to you. In commercial leasing, the landlord pays the commission.

Why does specialized experience matter?

We choose your advisor based on their track record with companies that use space the way you do, in the areas where your business needs to be. Here's what that experience looks for.

Industrial

  • The building had enough power. The area kept losing it.

The electrical service could run the equipment. But the area is known for regular flooding and outages.

  • The building had the required sprinklers. The town asked for more.

The tenant stored lithium-ion batteries, and the town required fire protection the building didn't have.

  • Sealing the floor was the landlord's responsibility. Until the lease was signed.

The letter of intent listed it as a delivery condition. The lease never defined it, and that gap cost the tenant tens of thousands of dollars.

Office

  • The commute was easy. Until the new building opened.

A large development down the road was already approved when the tenant signed. When it opened, the traffic made it harder to keep staff.

  • The temperature was comfortable on the tour. Until the team moved in.

The suite faced west, and every afternoon the cooling couldn't keep up with the sun and a full office.

  • The rent increases were spelled out. The operating expenses weren't.

The tenant paid its share of increases over the base year, usually its first year in the space. The base year was set low and never negotiated, so the tenant paid more every year.

The TILT Standard

How does this work?

Step 1

We define what you need, together.

We start with the questions that shape your requirements: the space, the area, the timing and how your business will use it. Your advisor begins with your answers.

Step 2

We bring in your advisor.

Each advisor in our network is a specialist with a verified track record in their field and your local market. After your first conversation, you decide whether to move forward.

Step 3

We work alongside your advisor.

Your advisor leads the work, and we're with you through every milestone to the signed lease. Your options are compared, with financial analysis to support each one, and the key terms of your lease are explained. Our experience on the landlord side gives you insight tenants don't usually have. After you sign, we remain a resource for the life of your lease. That's the TILT Standard.

What will this cost me?

Working with TILT costs you nothing.

Leasing commissions are a normal expense for a landlord in owning and operating a building. When your lease is signed, the landlord pays a market commission to TILT, as the brokerage firm representing you. You're never billed for it.

How is TILT different from a typical brokerage firm?

The difference starts with who does the work. Tenants often choose a broker for the firm's name, its market share or how well the broker sells. At TILT, your advisor is chosen for how your business operates and the market you're in.

A typical brokerage firm

TILT

Brokers can take on any requirement, even outside their specialty: office brokers on warehouses, industrial brokers on cold storage.
Your advisor specializes in your type of space.
There's no visible standard for how the work is run, so it's hard to tell whether you're being well served.
Every engagement runs to our Service Standards, so you know what to expect.
You're limited to the brokers and resources of one firm.
Advisors in our network work at other firms, and yours is chosen on a verified track record.
